Seasonal Garage Door Maintenance Checklist for Georgia Homes

Fifteen minutes twice a year prevents most of the emergency calls we run. Here's exactly what to check, in what order, and what to leave to a technician.

Run the balance test first

Close the door, pull the red emergency release, and lift the door by hand to waist height. A properly balanced door stays where you put it. If it slams down or shoots up, the spring tension is off — stop there and call a technician. Everything else on this list matters less than this one test.

Lubricate the right parts

Use a garage door specific lubricant, not WD-40 (which is a solvent, not a lubricant). Apply to torsion springs, end bearing plates, hinges, roller bearings and the opener rail. Never lubricate the tracks — they should be wiped clean and dry so rollers roll instead of slide.

Test the safety reversal

Lay a 2x4 flat on the floor in the door's path and close the door. It must reverse on contact. Then wave an object through the photo eyes while closing — the door should stop and reverse. Any failure here is a safety issue that needs immediate attention.

Inspect hardware and weather seal

Look for these before Georgia's storm season and again before the first cold snap:

  • Loose lag bolts on hinges, brackets and track supports
  • Frayed strands or rust on lift cables
  • Cracked or flattened bottom weather seal letting daylight through
  • Rollers with visible wobble or chipped nylon
  • Rust at the bottom of the vertical tracks where water pools

What to leave to a professional

Anything involving spring tension, cable drums, or the bottom bracket. The bottom brackets in particular hold full cable tension and have injured plenty of confident DIYers. Everything above is homeowner-safe; the tensioned parts are not.
